Foundations
From top to bottom, inside and out, SEMCO Construction uses only the highest quality materials coupled with top-notch craftsmanship. For instance, we only use the best foundations engineered specifically to meet the demands of Oklahoma’s soils. Our foundations are backed by the Residential Warranty Corporation 10-year structural warranty, so you have peace of mind that should anything go wrong, we have you covered!
Energy Efficient
Many of our clients ask us if our structures are energy-efficient. The short answer is, Yes! We always have your future costs in mind too. We install R-19 bibbed and blown in insulation in exterior walls and blown R-30 attic insulation. For windows we use quality thermal-break Low “E” vinyl, tilt-in windows and LED lights throughout each home. We also install whole house water, air and thermal control Zip System® R- Sheathing.

FREQUENTLY ASKED QUESTIONS
Q: HOW MUCH DOES IT COST TO BUILD A CUSTOM HOME WITH SEMCO CONSTRUCTION?
A: The cost of custom home prices vary depending on factors such as location, lot cost, square footage, floor plan, amenities, and more. SEMCO completes a pre-contract home features and upgrades checklist in order to help you identify what you would like to include in your new home. Following the completion of the checklist, we determine a price that will fit your budget.
Q: HOW LONG DOES IT TAKE TO BUILD A CUSTOM HOME?
A: It usually takes 9-11 months to build a custom home depending on the size of the home. The time it takes begins when the foundation is poured until completion which includes the final walk through and home demonstration. Completion can take longer depending on the supply of materials, weather conditions, and special order items for the home. We will give you frequent updates throughout the process of building regarding completion time.
Q: IS A WARRANTY INCLUDED WHEN I BUILD A HOME WITH SEMCO?
A: Yes. SEMCO provides two warranties on all new homes with no additional cost to you. We provide a one-year written Builder Warranty that covers the performance standards for each home built and a 10-Year extended warranty with the Residential Warranty Corporation.
Q: WHEN WILL THE WALK-THROUGH TAKE PLACE?
A: The buyer(s) walk-through is scheduled 5-7 days before the scheduled closing date. The realtors and Construction Superintendent will meet with the buyer(s) to complete the walk-through and make a list of items that need to be corrected per the SEMCO standards and building codes and ordinances.
Q: WHAT HAPPENS DURING THE WALK-THROUGH?
A: On the day of the walk-through, the buyer(s), realtors and Construction Superintendent will walk the house and go through the walk-through list to observe if all items have been corrected. The parties will then sign the list of walk-through items.
Q: HOW LONG WILL IT TAKE TO COMPLETE THE HOME DEMONSTRATION?
A: The home demonstration will take approximately an hour to complete and will be done before closing.
