1. One-Year Written Builder Warranty

From the day of closing, our one-year written Builder Warranty covers performance standards for every SEMCO home. At closing, you’ll receive a complete packet detailing how to submit warranty requests, along with all subcontractor and vendor warranties, which transfer directly to you.

2. Residential Warranty Corporation (RWC)
Extended Ten-Year Warranty

For added protection, SEMCO partners with Residential Warranty Corporation to provide a 10-year limited warranty. This written warranty offers extended coverage beyond the first year, giving you confidence in your home’s long-term quality. SEMCO has proudly offered RWC’s 10-year warranty to homeowners for over 20 years.

We had the best experience building our 3400 sq ft home with SEMCO! From picking plans to our final walk through we were greeted with warm, clear and anxiety-reducing communication.  My husband literally brought them a house plan on a napkin and they made it come to fruition, WOW!! This is our second time building a custom home with SEMCO and they did not disappoint. Love the family atmosphere and decades of experience they bring to the table. When we were unsure of selections, they knew what would work and look good! SEMCO remodeled our home in 2024. The work included a complete kitchen makeover to include a change to a gas range, new cabinets, new island with power, exterior wall repair, removal of an existing interior wall and building a pantry. The work continued into all new exterior doors, removal of popcorn ceilings, retexture and paint, new flooring throughout, widening interior door openings and installing new doors, upgrading the home electrical and custom building new interior stairs. The craftsmanship of their work is superb. The SEMCO folks and their team of craftsmen and designers took our ideas, provided input and alternatives, and helped us turn our home into what we had envisioned after living in the home for 20 years. One year has passed and we wouldn’t wish for anything different and are still extremely pleased with how it turned out. Small suggestions during the construction phase from the team are proving their worth. I can honestly say that SEMCO puts their reputation on the line with every home.  They go above and beyond to build a quality product, but then take the extra steps to explain the home to the customer. This final step of customer service can not be overlooked.  I searched in my home (NOT A SEMCO HOME for a year before finding the water shut off valve.  I also had a plumber looking.  I finally cut the damn wall out and found it on other side of where it was supposed to be.....bad customer experience. My point is: If the business owner is willing to discuss and develop a plan for your dream home and then close the deal by showing you the final product, then you can just about be assured they are in it to succeed.
